How It All Started
When my first child was born, my wife and I sold our house and moved into a duplex. The baby's room had a wet spot in the ceiling—a potential health hazard for our six-week-old infant.
I asked the landlord to fix it. He claimed he'd just repaired the roof and tried to change the subject.
A friend from high school had just gotten his bar license. We talked. He showed me the Texas Property Code section dealing with hazardous conditions that went unaddressed. I sent an email to the landlord citing the statute.
The landlord invited me into his office. I agreed.
His first question: "Did you hire a lawyer?"
I asked why. He said "well if you have a lawyer, maybe I need one."
I laughed. "No, you don't need a lawyer. You need to fix the ceiling."
He knew I was serious—as any father would be. Ceiling fixed!
My attorney friend said I didn't need him. "Just quote the statute," he told me.
Back then, maybe I saved $500. Now, 40 years later, I've saved somewhere over $300,000 in legal fees.
How much can you save?
